As we wrapped up 2025, the local real estate market showed some encouraging momentum — especially for what’s typically a quieter time of year. December delivered stronger activity than many expected, offering useful signals for both buyers and sellers heading into 2026.

- Sales were slightly higher than in December 2024 and marked the strongest December since 2021
- Total 2025 sales reached 6,938 homes, down about 5% year-over-year, reflecting a more measured market overall

December saw a notable rebound in the sales-to-new-listings ratio, jumping to 71.6%, up sharply from November’s 49.5%. That level begins to edge beyond what’s typically considered a balanced market and hints at pockets of renewed seller strength.
From our perspective, this suggests:
- Buyers who were waiting on the sidelines are starting to re-engage
- Well-priced, well-presented homes continue to attract strong interest
- Momentum can shift quickly, even during winter months
Pricing Trends
Average home prices also moved month-over-month upward:
- December average price: $614,104
- Up from November, though still modestly lower than prices at the same time last year
This tells us pricing remains sensitive to location, property type, and presentation — not every segment is behaving the same way.
Inventory Remains Elevated
Inventory continues to give buyers options:
- 5.4 months of inventory in December, higher than last year
- More choice means buyers can be selective
- Sellers need strong pricing strategies and thoughtful preparation to stand out
